Driving in-market homebuyers to two standout developments

Challenge

Edenstone Homes, a well-established developer in Wales, was looking to expand into the English property market with the launch of two premium developments: Eden’s Green and The Orchards.

While the brand had an excellent reputation in Wales, awareness across the South West of England was relatively low. Our challenge: introduce Edenstone to a new audience, build credibility, and reach buyers already searching for homes like these.

Our focus was on reaching affluent homebuyers, driving engaged audiences to the development landing pages, and converting interest into meaningful actions such as brochure downloads, enquiries and showroom visits.

Solution

Our media strategy was built around two goals: grow awareness of the new developments across the South West, and engage buyers already in the market.

The target audience consisted of affluent households across the region, with messaging designed to inspire consideration and encourage visits to both the Eden’s Green and The Orchards developments.

To support this, we implemented a multi-channel digital strategy combining awareness activity with performance-led campaigns.

Website & SEO
Landing pages were enhanced to improve both user experience and conversion performance, ensuring they were optimised to capture and convert paid traffic. Alongside this, SEO improvements were implemented to strengthen organic visibility and improve rankings for key development and location-based search terms.

Paid Social
Meta campaigns were used to drive awareness and engagement through highly visual carousel ads, showcasing the homes and development features. Activity was geographically segmented to prioritise the most relevant catchment areas, with campaigns optimised for link clicks to maximise traffic volume and engagement.

Given the property sector’s Special Ad Category restrictions, creative quality and messaging played a particularly important role in reaching the right audience and encouraging action.

Google Search
Dedicated PPC campaigns were created for each development, capturing active demand across new-build, luxury, executive and location-specific search terms. Campaigns focused on users demonstrating strong purchase intent, with performance measured against valuable actions including brochure downloads and contact enquiries.

Programmatic Display
High-impact interactive display formats were used to showcase the developments in an immersive and visually engaging way. Audience targeting focused on affluent and contextually relevant in-market audiences, helping to build awareness while simultaneously generating traffic and growing retargeting pools for future activity.

Optimisation
Performance across all channels was continuously monitored and refined throughout the campaign, allowing budgets, audiences, creative and bidding strategies to be adjusted in line with results and evolving market demand.

Results

The campaign was a success, exceeding media targets –

  • 14,166 new users generated through CPC activity, accounting for 87% of all new users.

  • Average engagement on Meta and Google ads above 2 minutes.

  • 7 million social impressions, delivering 19% above target.

  • 1,934 Brochure actions from the media campaign.

  • 71 Contact actions from the media campaign.

The campaign successfully introduced Edenstone to a new regional audience, while generating real engagement from active buyers, demonstrating the effectiveness of combining awareness-building activity with performance-focused digital channels.
